Renovation and Extension Timeframes

Knowing your timeframe is a must. Will you be able to live in your home while the renovations are taking place? Or will you need to find alternative accommodation?.

When you talk with us about your renovation plans, we can determine if you can renovate in stages. This would allow you to stay in your home, and save you money.

We talk to clients about what they are looking to have done. We then see if it’s actually doable.  We then send your plans across to our building surveyor. He will see if it’s going to work within all the regulations and requirements.

Most people don’t have a good enough idea on the building timeframe.  Like any sort of building, the more complex the build is, the longer it’s going to take.

One of the biggest holdups is getting all the plans approved through council. It is helpful to make sure you have all the relevant documentation together. If you’re missing any documentation this can cause time delays.

All this can be quite complex. You need to make sure you have all your energy ratings, engineering, soil tests etcetera ready to go.

You might already have a set of plans from a draftsman or architect that you want to use.  This will be okay.  Most draftsman and architects have a good idea of what will work on council applications.

Sometimes we find that when the draftsman’s drawn it, certain things don’t conform to the building codes. So then we mark out what needs changing. Otherwise there will be no hope of it getting through the council. So we make sure it complies.

We send it across to our building surveyor, to make sure they check across it before it goes through to the council. That way there shouldn’t be as much back and forth between you, the draftsman and the council.

It’s best to talk to us first before organising a draftsman or architect. That’s if you haven’t done so already. This way we can help to give you guidance on what you can and can’t do.

Once we’ve run through your ideas with you, we then engage a draftsman or architect. You can then go into that process with a better understanding of what’s doable.

Knowing the whole process, and what you will need to get it all sorted, will save you a lot of time. We like to help our customers take care of that whole side of things right from the start. So best talk to us first, to help make things smoother.

Either way, once you’ve got your plans in hand, we can go over them with you. We’ll then tell you about what may need changing.

With your go ahead, we’ll submit your plans through to our building surveyor. They’ll then assess your plans based on what municipality you’re in.

Different municipalities have different regulations. Our building surveyors understand the rules and regulations of the local municipalities.

Once your plans are ready to submit, we then help you put all the documentation together. This will include titles, folio numbers and so on. We’ll submit it all to our building surveyor for assessment.

Next, we’ll look at whether you can stay in your home, or will need to find alternative accommodation. This depends on the size of your home and the scale of your renovation.

We should be able to answer this question at the planning stage of your project. It will be clear once we have a chance to look at your plans and figure out the details of your build.
