Some people come to us with plans already drafted. This is not a problem. But we do recommend that wherever possible, you talk to us first.
Even if you’ve already decided to use your own draftsman or architect, you should still talk with us first. This will help us make sure we’re all on the same page. We can then plan with you according to the realities of your building project.
As an example of the opposite, we had a customer who was preparing for a renovation. He came to us with his drafts already done. The drafts weren’t bad, but still had a lot of little things that needed changing. This backwards and forwards took quite some time. It’s not always this way. But it generally adds time.
I’ve had clients engage a draftsman to do their plans, and then come to me to do their build. But then we find out that I can’t talk to the draftsman. Everything has to go through the client first. Because they are the one who engaged with the draftsman. If the client wants us to talk to the draftsman direct, he has to arrange another engagement letter.
It’s a whole extra step, which means more cost, more paperwork, and more time. If the customer had spoken to us earlier, they could’ve still used their own draftsman. But we would have made sure that everyone was on the same page.
We do find it much quicker to use our own draftsmen to prepare customer’s plans. This is usually because we are familiar with them, and we know they will do the work to the standards we expect. So the common mistakes that a third party may make, our draftsman will avoid.
