Have you contacted your council yet, and discussed whether your renovations are possible?
Overlays, easements and setbacks are all things that you need to discuss with your council. It’s best to do this before getting too far into planning your renovations. These can all limit where you can extend your home.
Unforeseen issues may mean that you need to go back to the drawing board. If you don’t plan right the first time, you could end up planning twice, to make sure you meet the regulations. Getting planning right the first time is something we can definitely help you with.
The first step for you will be to talk to your local council. They will confirm if it’s possible to do a renovation or extension on your building. You need to be clear on all aspects of your property layout. You need to know what’s where, to make sure that you are following the applicable council rules.
We will generally go over your section 32 or your title plan with you. You would likely have one from when you purchased your property. These documents list out all the details of your property. They include your perimeters, overlays, easements, setbacks and the like.
When renovating, you will find it very helpful to talk to a builder when you first start planning. With our experience, we can help you better understand your property layout. Then you will know how the various council restrictions affect your project.
